Your rent at Genesis Haven covers:

  • Fully furnished private bedroom

  • High-speed Wi-Fi

  • Utilities (heat, water, electricity, internet)

  • Smart TV, desk, chair, wardrobe

  • Weekly common area cleaning (select locations)

There are no hidden fees—everything is included.

You can book online in three easy steps:

  1. Select your preferred location and room type

  2. Choose your desired start and end dates

  3. Complete your profile and make the required deposit

We’ll follow up with a confirmation and onboarding instructions.

We operate on a 4-week billing cycle (not calendar-monthly). Your rent is due every 28 days. We do not offer pro-rated rent, so we recommend booking with a start date aligned to your move-in.

Yes. After reserving your room, you’ll be asked to upload:

  • Government-issued photo ID

  • Proof of enrollment or employment

  • Canadian address (if available)

  • Guarantor information (if applicable)

This helps ensure a safe and trustworthy co-living environment.

Yes! We offer both virtual tours and in-person showings. Visit our website to schedule a time that works for you.

The security deposit secures your spot and covers any potential damages, unpaid rent, or cleaning fees at the end of your stay. It is fully refundable, provided that you meet the terms of your agreement.

Yes, there is a one-time non-refundable service fee to cover application processing, document verification, and administrative setup.

Absolutely! You can request an extension at any time. We recommend giving at least 30 days’ notice so we can accommodate your request based on availability.

We understand that needs can change. Room changes are subject to availability and may incur a cleaning or transfer fee. Contact your housing coordinator to explore options.

Unless otherwise noted in the listing, bathrooms are shared with 1–2 other roommates. Select units offer ensuite master bedrooms with private bathrooms—please check availability.

Yes. Unlimited high-speed internet is included in every room—no extra fees.

Our rooms are fully furnished, but you're welcome to bring your own linens or small personal items. We just ask that you return the room in the condition it was found.

We prioritize safety and fire compliance. Depending on the building code and setup, some units may have lockable rooms; others do not. Ask us about the specific unit you’re interested in.

Yes! While each resident must book individually, you can request to share an apartment with your friend during booking. We’ll do our best to accommodate based on availability.

Roommate assignments are generally finalized close to move-in. Our team will introduce you to your housemates on your first day.

We offer all-femaleall-male, and co-ed apartments depending on availability. Please share your preference during booking—we do our best to match.

Most apartments house 2 to 4 residents. The exact number depends on the layout and room type.

Yes, the security deposit is refundable within 10 business days after your contract ends—assuming no damages or unpaid balances.

Common areas are professionally cleaned in select buildings. Residents are responsible for keeping their bedrooms and shared spaces tidy.

Short daytime visits are fine, but overnight guests are not permitted in shared units due to community safety and capacity reasons.

Smart / Compact Space is our budget-friendly room option where you get your own semi-private space separated by a bookshelf or partition—ideal for short stays and tighter budgets.

Standard check-in is after 4:00 PM on your move-in day. You'll receive all move-in details and your housing coordinator’s contact info before your arrival.

We understand that flights and travel plans vary. Let your coordinator know ahead of time, and we’ll do our best to accommodate early luggage drop-off or flexible timing.
