At Genesis Haven, we understand that life circumstances can change unexpectedly. Whether it's a relocation, academic change, or personal transition, we’re here to support you — while also ensuring that the process remains fair for all parties involved, including future residents and our team.

If you need to cancel your lease before the end of its term, the following conditions and fees apply:

Required Payments Upon Cancellation Request

When submitting a cancellation or early termination request, the following amounts become immediately due:

1. Any unpaid rent currently outstanding

2. Full rent for the upcoming billing period (Genesis Haven operates on a 4-week billing cycle)

3. A cancellation fee equivalent to 4 weeks’ rent

Security Deposit Application

You may choose to have your security deposit applied toward the cancellation fee and/or outstanding rent. If the full amount is covered through this deduction, no further refund will be issued.

If the deposit does not fully cover your obligations, the remaining balance must be paid in full at the time of request.

The Licensee must provide at least two (2) months' written notice before the intended move-out date.

The Licensee remains responsible for all amounts required under this Cancellation Policy, including any outstanding rent, the upcoming billing period, and the cancellation fee.

The Agreement shall terminate on the later of:

• the expiry of the required two-month notice period; or

• the end of the applicable billing cycle determined under this Cancellation Policy.

Any approved replacement resident may reduce the Licensee's financial responsibility only to the extent determined by Genesis Haven in accordance with applicable law.

Service Fee – Non-Refundable

Please note that Genesis Haven charges a one-time service fee at the beginning of each lease. This fee covers:

• Tenant screening and secure application handling

• Lease preparation and digital document management

• Platform operation, support, and payment processing infrastructure

As these services are provided upon application approval, the service fee is non-refundable under any circumstances, including lease cancellation or termination.

Legal Context

Genesis Haven operates in accordance with the Residential Tenancies Act of Alberta, and where applicable, the laws of other Canadian provinces in which we operate. This cancellation policy is designed to be fair, transparent, and compliant with regional tenancy regulations.
